What size boiler does your home need? Six factors to consider

Boiler size is not just about floor area

An oversized boiler can cycle frequently, while an undersized appliance may struggle at peak demand. A sound recommendation considers the home and heating system rather than relying on a simple bedroom-count rule.

Six sizing factors

  1. Measured heat loss: construction, exposed walls, glazing, ventilation and design temperature all affect demand.
  2. Insulation and draughts: planned fabric improvements can change the output the property requires.
  3. Hot-water demand: the number of bathrooms, outlets and simultaneous users influences combi or stored-water choices.
  4. Radiators and emitters: their output at the intended flow temperature must match each room's requirement.
  5. Existing pipework: diameter, layout and condition can limit flow or affect upgrade options.
  6. Controls and modulation: the boiler should be able to reduce its output during milder weather instead of repeatedly switching on and off.

Start with the system, not the product

PCR assesses heating and hot-water needs before recommending equipment. The result may be a repair, control improvement, system clean or replacement; the correct answer depends on evidence from the property.
